Fact: If the home you’re selling is your primary residence, and it’s staged the same calendar year it’s sold–professional staging costs may be fully deductible off your federal taxes as a selling expense! Check with a tax professional for more details.

Fact: A staged home typically sells 50% faster than an unstaged home. Think of your costs for the additional mortgage payments, the prorated property taxes plus other upkeep costs. A staged home also typically sells for 6 to 10% more money.

Fact:  90% of Buyer’s can NOT look past your stuff to picture themselves living in your home.  Remember, they are viewing photos FIRST.  If they don’t like what they see, they’ll just click “Next”…

Fact: The cost of staging is a Thousand$ Le$$ than the cost of a price reduction.

The Internet has changed the way buyers buy.  Sellers need to respond with the new way to sell.  As little as five years ago, if  buyers wanted to look at homes for sale, they had two choices:  Sunday Open Houses or drive around with a Buyer’s Agent.  Both choices were time consuming and stressful. 

In 2012, almost 95% of Buyers view properties on the web BEFORE deciding to visit in person.  If the photos don’t wow them, why should they get in the car?  And don’t think you’re fooling anyone if you don’t post photos or have just one of the front – everyone will suspect you are hiding an ugly house (and you probably are!)

Now the average Buyer visits 75+ homes on the internet, while walking into less than 10 (according to the National Association of Realtors).  If they don’t view in person, they won’t write an offer.  No offer, no sale.  Be Buyer ready with Home Staging. 

To market a house properly, it must capture a buyer’s imagination and create desire.

Appeal to the buyer on their emotional level (not the yours).  Persuade the buyer that the home will provide a quality of life they aspire to.  Maximize the value of the home’s natural attributes (space, light, features & focal points).  Minimize the impact of the home’s drawbacks (they’ll be too wow-ed to notice or care)
