This home is an example of an owner-occupied, partial stage. The owners called me for a consultation, wanting to put their home on the market and knowing it needed work. At the consultation we went from room to room evaluating paint colors, finishes, drapes and furniture.
In the living room the wall color looked great yet the furniture didn’t match the style of the house–BUT it would make great furniure for their family room. In the dining room and master, I asked that they change out all the furniture and paint. There was also a room next to the front door used as an office/catchall room. Knowing bedrooms are more valuable to buyers than offices, we moved the office to the basement and staged the room as a guest room (there are only 2 bedrooms upstairs.)
We ended up renting furniture for living, dining and master and repurposing their furniture for other rooms with a minimum amount put into storage. They did paint the rooms as I recommended and the home went on the market looking fabulous.
