In 2010, the Internet is the power search tool for home buyers–Home Staging makes it the power marketing tool for sellers and listing agents.

The Internet has changed the way buyers buy and sellers need to respond with the new way to sell.  As little as five years ago, if  buyers wanted to look at homes for sale, they had two choices:  Sunday Open Houses or drive around with a Buyer’s Agent.  Both choices were time consuming and stressful.  Today, 94.8% of buyers view homes on the Internet BEFORE seeing them in person.  If the pictures don’t represent the home as special, emotional and “worth the hassle of driving”, all they have to do is click “Next.” 

The National Association of Realtors estimates that a buyer sees an average of only 10 houses in person but 75+ on the Internet.  As a listing agent or home seller, if you do manage to get them in the door, that buyer is looking for a “WOW” before writing an offer.  Be ready with Home Staging.

To market a house properly, it must capture a buyer’s imagination and create desire:

Appeal to the buyer on their emotional level (not the yoursPersuade the buyer that the home will provide a quality of life they aspire to  Maximize the value of the home’s natural attributes (space, light, features & focal points)  Minimize the impact of the home’s drawbacks (they’ll be too wow-ed to notice or care)

Fact: If the home you’re selling is your primary residence, and it’s staged the same calendar year it’s sold–professional staging costs may be fully deductible off your taxes as a selling expense! Check with a tax professional for more details.

Fact: A staged home typically sells 50% faster than an unstaged home. Think of your costs for the additional mortgage payments, the prorated property taxes plus other upkeep costs. A staged home also typically sells for 6 to 10% more money. That’s $60,000 to $100,000 more for a million dollar listing.

Fact:  90% of Buyer’s can NOT look past your stuff to picture themselves living in your home.  Remember, they’ll just click “Next”…
